 We offer Fix and Flip loans for investors buying residential properties to fix and flip within a 6 month time frame.  Residential properties must be for strictly investment purposes.  This loan is not for anyone planning to occupy the property. 

 We offer private money mortgages to investors with terms up to 15 years.
Properties may be Hotel/Motel, Industrial, Multi-family, Office, Retail, Religious use, Storage, etc. 

 We offer Commercial Bridge Loans to investors with terms of 12 to 24 months, typically used in preparation for a longer-term refinance, and Residential Bridge Loans with terms up to 11 months, typically used to buy a new home before the old home is sold. 

 We offer private money loans to investors with terms up to 15 years, LTV’s up to 70%, and rates from 8% to 14%.  Payment schedules may be interest-only, partly amortizing, or fully-amortizing. 

 We offer construction loans for investors with major rehabs to do, and for builders doing either spec or pre-sold homes.  We don’t do owner-builder loans for anyone planning to occupy the property.
